Terms

The Villa is equipped as described on our website. Check-in is from 2 PM and check-outis by 10 AM. Linen and towels are provided with beds readymade. On check-out we politely ask you to leave bathrooms, the kitchen and appliances clean.
You will be liable for any damage caused and for costs incurred if any part of the villa is left in an unacceptably dirty condition.

Availability whilst we take all reasonable steps to ensure the villa is available on your arrival, unforeseen events, such as the villa or its facilities being damaged by fire, explosion, storm, flood, burst pipes, malicious damage or any other such circumstances beyond our control, may render the villa unavailable. In the unlikely event this occurs, we will reimburse your rental fee in full.

Force majeure we cannot accept responsibility or pay any compensation where the performance of our contract with you is prevented or affected by reason of ‘force majeure’. Circumstances amounting to ‘force majeure’ include any event which we could not, even with all due care, foresee or avoid. Such circumstances include the destruction or damage of the villa (which cannot reasonably be remedied to a satisfactory standard before your scheduled arrival) through fire, flood, explosion, storm or other weather damage, break-in, criminal damage, riots, civil strife or unrest, industrial action, natural disaster, fire, war or threat of war, actual or threatened terrorist activity and all such similar situations beyond our control.

Smoking is strictly prohibited inside the villa. Charges will be taken from your Good Housekeeping deposit if it is found that smoking has occurred.

Safety whilst we have attempted to make the villa as safe as possible, there are always hazards associated with a pool villa in a tropical climate. Ultimately, responsibility for your well being (and that of your family and friends) lies with you. We will not be responsible for any loss, damage or injury suffered from any cause whatsoever.

Damage, Loss & Nuisance we reserve the right to refuse admission of persons for any just reason. Similarly, we also reserve the right to evict offensive persons. No refunds will be made. You agree to pay for any damage or loss incurred during your occupation (excluding reasonable wear and tear) and we reserve the right to make deductions from your Good Housekeeping deposit and/or to invoice you.

Vehicles & Equipment vans, cars, bicycles, trailers etc. and their accessories and contents and any other equipment (electrical or otherwise), are left entirely at owners’ risk. We will not be responsible for any loss or damage from any cause whatsoever.

Your Booking is not confirmed until you have received a booking confirmation from us by email. Your booking is limited to the number of persons stated. Casual overnight guests are not permitted unless by prior agreement.

Good Housekeeping Deposit a cash deposit equal to 20% of your fee, but no less than Euro 800, is payable at check-in. This deposit is held as a security & good housekeeping deposit for the duration of your stay. If the villa is left in a clean condition, without any damage, and no other costs are incurred as referred to herein, your deposit will be refunded in full at check-out.

Final Payment your balance is due 6 weeks prior to arrival. If you plan to arrive within 6 weeks of your booking, payment must be made in full at the time of booking. as stated in the details of each property.
